A cat flap should be a small door for your cat, not an open window for dust and warm air. If you feel a warm draught around the flap on a summer afternoon, the seals need attention. The fix is simple and it makes a real difference to comfort.
Dubai’s dust and heat punish every weak seal, so proper sealing is part of every cat flap installation for hinged patio doors we do. Here is what it involves.

Where draughts sneak in
- Flap to frame. If the flap does not close flat, warm air pushes straight through the gap.
- Frame to panel. The joint between the flap frame and the glass panel needs a continuous seal.
- Panel to door frame. On replacement panels, the glazing beads must seat fully all round.
What proper sealing looks like
A continuous sealant bead runs around the flap frame where it meets the panel. Brush strips on the flap edges block fine dust while letting the flap swing freely. The flap itself should fall shut under its own weight and sit flat with no daylight visible around the edges.
Signs yours needs resealing
Warm air on your ankles near the door, a dust line on the floor beneath the flap, or a flap that hangs slightly open all point to the same thing. A reseal is a quick job and restores the barrier immediately. Check once a year, ideally before summer.
Do not forget the door itself
Sometimes the draught is not the flap at all but the door’s own weather seal. Check the door closes flush and the frame seals are intact before blaming the flap.
