That door that slams every time someone walks through? Or the one that never quite latches? Nine times out of ten, the door closer is the culprit, and it is one of the simplest things to fix.

We repair door closers in Dubai for offices, shops and residential buildings. Here are the common failures and what we do about them.

Signs your closer needs attention

  • Slamming shut. The closing speed valve has drifted or the hydraulic fluid has leaked. An adjustment or seal replacement usually sorts it.
  • Not latching. The final snap of the latch is controlled separately from the main swing. If the door stops just short, the latching speed needs setting.
  • Oil on the door or frame. Leaking hydraulic fluid means the seals have gone. Some closers can be resealed; many need replacing.
  • Door drifts open. The hold-open or backcheck settings may be wrong, or the arm has worked loose on its spindle.

Repair or replace?

Adjustments first. Most slamming and latching problems are solved with a screwdriver and five minutes. We always try the adjustment before anything else.

Reseal when possible. If the closer body is sound but a seal has failed, a reseal keeps a good unit in service.

Replace when it is done. A closer that has lost most of its fluid, has a cracked body, or is the wrong size for the door gets replaced. Fitting the right size closer matters: an undersized unit works too hard and fails early.

A closer matched to the door and set up properly lasts for years. If you are starting from scratch, read our door closer installation guide for what a good installation looks like.
