Almost every “heavy” sliding door in Dubai has the same two culprits: worn rollers and dirty tracks. Here is how they work together — and how to tell which one is your problem.

What rollers do
Two to four small wheels carry the full weight of the sliding panel along the track. They are precision parts with bearings — and like any bearing, they wear. In Dubai they wear faster than in most places.
Why Dubai is hard on rollers
- Fine dust — sand works into the bearings and grinds them with every slide.
- Heat — dries out lubricant and hardens wheel coatings.
- Weight — large glass panels are heavy; cheap original rollers were never specced for a decade of it.
Rollers vs track: how to tell
Run your finger along the track. If it feels smooth and straight but the door still drags, it is the rollers. If you feel dents, bends, or built-up grime ridges, the track needs attention too. We check both on every visit — see sliding door roller replacement.
What helps rollers last
- Vacuum the track channel every few months — do not oil it, oil plus dust makes grinding paste.
- Do not force a sticking door; forcing wrecks the rollers and can bend the track.
- Book a maintenance visit once a year if the door gets heavy daily use.
